TERA Online - CPU Overheats whenever I run the client

Hello, recently I've ran into an issue where my CPU freaks out and runs at 105C whenever I run TERA (it normally sits at 70-80C) I've tried fiddle with my BIOS and disabled Turbo/Hyperthreading, lowered Voltage (I think) to my CPU from 1.35 to 1.2 and it still peaks at these temperatures.

I live in Florida, in a concrete based house, in a room where A/C never reaches, we only have two fans and they barely generate enough cool air to keep the bedroom at the same temp as the rest of the house with the A/C on (80F is the usual in the room). I've tried replacing my thermal paste (Arctic Silver 5) and I'm considering delidding my CPU and removing the adhesive so it has a better connection.

Any other suggestions? I don't have a budget as things are tight and all the money we have goes towards bills and the sort, so buying a new CPU, replacing A/C unit, etc etc is out of the question, the most I can afford is getting new thermal paste which is what I plan on doing as my last tube has run dry since the last reapplication.
